Residency restrictions do apply but before you write it off as something that is not possible for you be sure to contact a loan officer that specializes in <em>Texas Vet loans </em>to confirm. Remember if you&#8217;re not actually the one that has to do all the work it can really be a lot of fun to watch. From creating photo albums of the home as it is assembled to picking all the options that go in to the home, the <em>new home building </em>process can be a very rewarding one.  In addition to getting the home exaclty the buyer wants it, delivery of the home can be timed up to fall in line with the end of any current leases.  Below I have included a great series of videos from Bill Black.  Of course we do not have basements in San Antonio <em>new homes </em>but the process is close.</p>

			<content:encoded><![CDATA[<p><strong>New DR Horton homes </strong>are great buys here in<em> San Antonio</em>. I have sold several new <em>DR Horton homes </em>over the past couple of years and my buyers have been very pleased. Some of the free upgrades included blinds, radiant barrier, refrigerator, upgraded carpet, full sod front and back and all closing cost paid.  Not every single <em>DR Horton home </em>got everything listed above. But right now I wouldn&#8217;t be shocked to see the Dr Horton do all of it at this time. If you have ever negotiated a <em>new home </em>deal then you know it&#8217;s best to get the pre negotiations out of the way before you show up at the builder.  This will ensure that the sales person doesn&#8217;t hold anything back in negotiations. After all it&#8217;s nice to know exactly what you can get before visiting and getting taken in by the model homes. This report reflects information about <em> homes </em>sold in the <em>North East San Antonio </em>area.  Subdivisions included in this report are: Stonewood, Falcon Crest, Woodstone, North East Park, Spring Creek Forest, Pepperidge, El Chaparral, Monterrey Village, El Dorado NE, Town Lake, Raintree and Forest Oaks. Zip codes included are; 78233, 78217, 78247. The details of this report are based on information pulled from the San Antonio MLS and are considered to be reliable. </p>
<p>Total homes sold: 25 homes sold in January vs 57 homes sold in December. Keep in mind January is historicaly an extreamly slow month for real estate.</p>
<p>Average days on market: In January for homes sold was 69 day vs 91 days in December.  A bright spot to look at considering the drop in over all number of homes sold.  The high for days on market in January was 166 days vs a high of 264 days in December.</p>
<p>Average price per sq foot: In January the average price per/sq foot droped from $65.89 to $58.40 . The high for January was $83.27 vs a high of $91.39 in December.</p>
<p>Avg sq footage per home sold:  In January the avg was 1912 sq feet per home sold vs 1762 sq feet per home sold in December.</p>

Unfortunately first time home buyers leave money on the closing table because they stay a <strong>customer</strong> and have no idea what the advantages are for <strong>clients.</strong>To begin to understand the differences lets look at the simple definition.</p>
<p>A customer is simply a home buyer shopping without representation.</p>
<p>A client has a signed representation agreement with a real estate agent also shopping for a home.</p>
<p>I know, I know no one likes the initial idea of signing agreements.  However, there are many more additional advantages to having an agreement as a customer rather than not having one as a customer.</p>
<p>Clients get: Obedience, Undivided loyalty, full disclosure, confidentiality, accounting and reasonable care/diligence</p>
<p>Customers only get: Honesty, accounting, reasonable skill and agency/material fact disclosure</p>
<p>The biggest term in both of these definitions is confidentiality.  While you are shopping for a home any information you wouldn&#8217;t want the seller to know is at stake without representation.  Confidentiality of even the smallest details of your life can cost you thousands, what kind of job do you have, do you have to move soon, where are you from, how long have you been in your job field, etc.  These items sound small but a seasoned seller representative has a duty to report any of this information to the seller and help the seller determine if you can afford to pay just a little more or a lot more than you&#8217;re offering.</p>
<p>Now an experienced buyer representative will help insulate you from the seller.  How? Well for starters a buyer rep will have access to the keys to any home you want to see and keep your sensitive information private.</p>
<p>The next biggest and final term I will discuss in this post is full disclosure.  Many buyers are confused about this part, thinking that agents have to give up all information about a house.  Agents are only required to give known material facts about the condition of a home. Disclosure on how long the house has been on the market, number of price reductions, comparative market analysis on similar homes for sale or sold in the area is not required.</p>
<p>These are only a few pieces of information buyers need to be aware of when considering buying a home.  The best advice to buyers is to shop for a helpful agent first and sign a one day contract with your top candidates so you can discuss exactly what you want in a home.  You need that contract just in case you cross paths with the agent on the other side of the transaction so they have to keep any information they learned about you confidential even to their current seller client.  </p>
