           Everyone wants a great deal on a new home right?  First time
    buyers and repeat home buyers both can save a great deal of money
    when buying a new home in todays market. Why? Because builders
    are offering great incentives to buyers in todays market.  The one
    best piece of advice in getting a great deal on a builder home is to
    have an experienced new home specialist on your side from the
    beginning.  

           A new home specialist is specifically trained to help you
    negotiate extras that are not advertised to the general public.  
    Remember, the smiling sales person at the model home works for the
    builder and has a duty to the builder.  A new home specialist under
    contract to you is obligated to give you the best information possible
    before you walk in the door.  Further many new home specialist give
    bonus money to clients.  I offer all my clients half of any seller bonus
    offered, new or used home.  If you go to a builder without an agent on
    your side and expect to negotiate 3% cash into your pocket, your
    mistaken.  

           If you try and bring in an agent so you can get a cash rebate
    after you visit a builder community you may be out of luck.  Builders
    will normally have you register when you first visit and hope you don't
    have a Realtor so their profit margin is at maximum. Get an agent on
